Professional Fees

Design only commissions

Professional fees are based upon one of the following:

  1. Fees on a lump sum basis that include an assessment of expenses other than certain exceptions.
  2. Fees on a time basis based upon our standard hourly rate or a rate agreed with the client plus expenses.
  3. Fees based a upon a combination of i) and ii) above plus expenses.

Design and contract administration services

Professional fees are based upon one of the following:

  1. Design fees as a separate fee structure as described for design only commissions.
  2. Design and contract administration services based upon a percentage of the net cost of the building works (contract sum) and any associated construction costs where we are responsible for administration.
  3. For contract administration only services, fees are based upon a percentage of the net cost of the building works (contract sum) and any associated construction costs where we are responsible for administration.
  4. In all cases expenses are charged in addition to agreed fee rates.
  5. Where a project is considered to be appropriate to such an approach an abridged administration service can be agreed where parts of the full service may be provided thereby saving on costs. We are open to discussing your requirements.

Professional fees generally

  1. All fee structures, methods of payment etc. are, in the case of design only commissions, stated within out letter of appointment forwarded to the client at the inception stage of the process or, where design and / or contract administration services are commissioned, they are contained within our standard terms of engagement that will form the contract between ourselves and the client.
  2. Advance fee payments will be advised at the inception stage of the process.

Value added tax

We are not registered for Vat and therefore the tax will not be applied to fees charged for services provided by us but the tax may be charged by associates or other professional or specialist advisors.

Professional indemnity insurance

We carry full professional indemnity insurance at all times, a copy of which is available on request.

Local Authority Building Control Partnership (LABC)

Our principal, John Tadman Dip Arch ACIOB (FAS) FFB FTC is an LABC partner. Our partner building control authority is East Sussex Building Control Partnership (ESBCP). Unless otherwise instructed by clients all first stage applications will be submitted to ESBCP for approval. Site inspections will be carried out by the local authority building control authority.

Planning and building control fees

Local planning and building control authorities charge fees for dealing with applications. A one-off fee is charged for planning applications (unless preapplication advice is sought that may involve payment of a fee subject to the type of application). Unless the proposed development is particularly small, building control fees are charged for in two stages; stage 1 at the point of submitting an application for approval of plans and stage 2, after the building control surveyors first site inspection visit once work has started. There are exemptions to payment of fees for special categories of buildings or developments.

We will advise on the type and amount of fees that are applicable to each project.
